levels are a valuable asset for new residential agents crossing
over to commercial or as a refresher course and current market update.
LEVEL
1 - Class Details:

Differences between residential lending and commercial lending
• Differences between residential appraisals and commercial
appraisals, including cost, type and time frame & why
• How banks pre qualify different properties, debt coverage
ratio, loan to value and what determining factors are
• How to calculate debt coverage ratio – simple worksheet
provided
• Taking the complication out of commercial lending and empowering
the brokers from the start

LEVEL
2 - Class Details:
This class has been designed to follow the Level 1 Commercial Real
Estate Basics Class
Level 2 will cover real case scenarios of Commercial and Multi-Family
listings.
We will pull live listings from the web and run through the worksheets
to determine maximum loan amount properties qualify for, how rate
would apply for each property type, cap rate income value and debt
cover.
We will review cap rate value and DCR at a minimal level, (For extensive
review please register for Level 1 class first)
We will
also discuss
• Different borrower types – strength & weaknesses
in financials
• Current Net worth issues
• How banks prequalify different properties, debt coverage
ratio, loan to value and what determining factors are
• General Current Cash reserves requirements
• Property Condition Requirements
• Current Market Hurdles
• Open forum / questions
Both
Classes are delivered in a very simplistic down to earth manner
, empowering the agents to understand the basics and begin using
the tools immediately after the session.
These
Classes are valuable for any new real estate agent or even a seasoned
agent that would like to have some clarity on the banking terms,
and basic banking guidelines. It will aid in teaching what the banks
are looking for, why many loans are very difficult to get funded,
what creative avenues are out there for your clients, assist them
